Relocating to Columbus? Choose Your Suburb by Job, Not the Photos

by Jared West

If you're relocating to Columbus, the biggest mistake you can make is choosing a house before choosing the right side of Central Ohio.

It sounds backward, but it's the most common mistake I see. Buyers fall in love with a listing photo before they've figured out what their actual daily life is going to look like — commute, schools, errands, the whole rhythm of a week. The best suburb on paper turns into the wrong suburb fast when none of that lines up.

Central Ohio doesn't have one job center. It has several.
Downtown, Ohio State, Dublin, Polaris, Easton, the airport, New Albany, and the Intel corridor all pull in different directions. Each one draws a completely different map of where you should be looking. A buyer commuting to Polaris and a buyer commuting to the Intel corridor should probably not be looking at the same suburbs — even if they have the same budget and the same size house in mind.

Never judge a commute by mileage.
I-270, 71, 70, 315, 23, and 161 all behave differently once real traffic shows up. A route that looks like 18 minutes on a map can be 40 minutes at 7:45 on a Tuesday. Test drive the actual route at the actual time you'd be driving it. Google Maps on a Sunday morning is a charming little liar.

The house can be renovated. The location can't.
That's the whole framework. Once you know where you work, how many days a week you're actually driving there, and what your family does on a normal week, the suburb search gets a lot shorter — and a lot more accurate.

When I work with a relocating family, I walk through five questions before we ever look at a listing: where will you actually work, how many days a week will you commute, what does your family actually do every week, what kind of home do you really want, and how long do you expect to own it.

Most buyers answer question four first — what kind of home they want. That's how people end up with a beautiful house and a miserable commute.

Every major suburb here sorts differently by employment corridor, community character, and school district, and most buyers don't check those distinctions until it's too late. If you're relocating for a specific job center (especially the Intel corridor), book a 15-minute call and tell me where you'll be working, and I'll narrow it down with you.
