Your Dublin Address Might Not Mean Dublin Schools
Here's a detail most buyers miss every time: a Dublin mailing address doesn't automatically mean City of Dublin, and it doesn't automatically mean Dublin City Schools.
Same rule applies in New Albany. A New Albany mailing address doesn't guarantee you're inside city limits or inside New Albany Plain Local school boundaries either.
This isn't a technicality. It's one of the most financially consequential details in a Central Ohio home search, and it's almost never flagged until after an offer is written.
Why it matters:
Taxes. Municipal tax rates differ from unincorporated township rates, even when the mailing address looks identical on a listing sheet.
Services. Trash pickup, fire coverage, and utility providers can differ block by block depending on which side of a boundary line a property sits on.
Schools. This is the big one. Two houses with the same mailing address and the same zip code can be assigned to entirely different school districts. For a buyer relocating specifically for a particular district, this is the whole ballgame.
Resale value. Buyers three, five, ten years from now will care about the exact same things you do right now. A property with an address that "sounds like" one district but is actually zoned for another will sell like what it is, not what it sounds like.
Mailing address, city limits, and school district are three separate lines — and they don't always overlap.
The only way to know for sure is to verify property by property: pull the parcel, check the actual municipal boundary, and confirm the exact school assignment through the district — not through the listing description, and not through Zillow's district tag, which is frequently wrong.
I do this on every property before a client gets attached to it, not after. It takes a few minutes and it prevents a five-figure mistake.
If you're comparing homes in Dublin, New Albany, or anywhere else in Central Ohio where this trap shows up, send me the addresses you're looking at. I'll verify municipality, district, and tax structure before you spend another weekend touring.
