Miles Measure Distance. Traffic Measures Your Life.

by Jared West

Phoenix is sprawling. A 40-minute drive there is just Tuesday. Columbus is more compact — but it's also cut up. Thirty minutes here can move you through three different school districts at four different price points. I'm Jared West, Realtor here in Columbus and Central Ohio, and this is the part relocating families get wrong most often.

The Mistake: Pricing the Commute Off a Map
Families price the drive off Google Maps at noon on a Saturday — the day they toured the house. That number has almost nothing to do with what the commute actually feels like at 6:00 a.m. on a February weekday, when there's construction on the corridor, a stretch of rural two-lane road, and Ohio winter weather all working against you at once.

Miles measure distance. Traffic measures your life. A 12-mile commute can be a non-event in October and the worst 10 minutes of your day in January, on the exact same road.

What I Tell Every Relocating Family to Do Before They Buy
Drive the route at your real shift time — not whenever you happen to be in town for a showing. And do it twice: once on a clear day, once after rain or snow if you can time it. If you can't experience Ohio weather firsthand before you buy, ask locally about how that specific stretch of road handles bad weather. People who live on it know.

This matters even more on the rural two-lane roads that connect a lot of the Intel corridor communities to the highway. They're fine in October. They are a completely different experience in a January whiteout, and that's exactly the kind of detail that doesn't show up on a map or in a listing description.

Why This Changes Which Suburb Makes Sense
This is also where the "closest house to the plant" logic breaks down. A community that's technically closer in miles can have a worse real commute than one that's farther but sits on a better road with faster access to the highway. I map actual drive conditions, not just distance, when I'm helping a family compare New Albany, Johnstown, Pataskala, Granville, and Westerville against their specific shift schedule.

And if your household has two commutes — one spouse to Intel, one spouse to downtown, Easton, or the airport — the math gets more complicated, not less. The best Intel commute can be the worst commute for the other half of your household. I map the whole family's routine, not just one drive.

Let's Map Your Actual Commute
