Is New Albany Worth It for Your Commute? A Buyer’s Checklist
New Albany can look like an easy answer when you are researching a move east of Columbus. But a familiar name, a school score, and a short line on a map do not tell you whether a specific home fits your routine. Here is the checklist I would use before deciding what New Albany is worth to you.
Does the Address Actually Qualify for the District?
Start with enrollment, before the kitchen. New Albany-Plain Local Schools directs buyers of property in Plain Township to verify the address with the district registrar before signing purchase agreements. Use the exact street address and parcel, and ask which building serves the student's grade. Save the district's response with your home-search notes.
What Does the School Information Actually Measure?
Use the current Ohio School Report Cards rather than a screenshot from an older video. Record the year and whether you are reviewing the district or a specific school. Read the component details and ask direct questions about coursework, support services, activities, and enrollment procedures. A rating is useful information; it cannot answer every question about a student's experience.
Is the Commute Short at the Times You Travel?
Enter the home address and your actual destination. If that is the Intel Ohio One site, confirm the entrance you would use and your reporting schedule with the employer. A route to the middle of a construction site on a map may not represent the drive to your gate or parking area. Check outbound and return trips, and leave room for delays.
Are You Comparing Equivalent Homes?
Before deciding that one location costs more, compare current listings and recent comparable sales with similar size, condition, lot, age, and features. A smaller renovated home and a larger house needing repairs are different purchases. Broad claims about which town offers more for the money can conceal those differences.
What Will You Pay After Closing?
Request the current tax bill, HOA documents where applicable, insurance quotes, and disclosure of any known community charges or assessments. Discuss possible future tax changes with the county and the estimate used in your payment with your lender. Keep moving expenses and a repair reserve outside your down-payment budget.
The Decision I Would Make Before Touring
Write down your acceptable payment, maximum drive, required home features, and school questions. Then compare New Albany listings against real alternatives using the same worksheet. If a property fits those requirements, tour it. If it only fits because you keep changing the requirements, slow down. You are buying an address and a daily routine, not a name on a listing.
